A good example of optimising the use of 'brownfield' plots, BUTLERS is a compact 2 bedroomed detached property constructed at the end of the client's existing rear garden. Faced with numerous constraints - such as potential over viewing/over development and impact upon character of the area - we were successful in achieving a positive outcome, following appeal, through a considered design approach that addressed each planning concern in a positive manner. Whilst this was facilitated by the potential to access from the rear boundary (minimising impact on the host dwelling), existing trees on site necessitated detailed shadow analysis to prove compliance to habitable standards for both new and host dwelling(s).
